01 / The Challenge
A 56-storey concrete tower gives a finishing trade almost no float. Material had to reach the right floor at the right time using shared hoists, and every suite had to read identically whether it was on level 6 or level 54 — with the GC's turnover sequence moving faster than a typical mid-rise.
Scope Delivered
- Suite and closet door hanging
- MDF casing and baseboard packages
- Locksets, closers and soft-close hardware
- FJP and MDF window sills
- Washroom accessories and blocking
- Per-unit deficiency close-out
02 / Our Approach
Floor-by-floor staging plan
We agreed hoist windows and staging locations before mobilization, so doors, casing and hardware landed on the working floor the day crews needed them — not three floors down.
One fixed unit standard
Reveals, casing returns, base mitres and hardware heights were locked to a written standard on the mock-up suite, then repeated on all 444 units so QC was a check, not a negotiation.
QC walk before every turnover
Our site supervisor walked every suite against a checklist before it left our scope, closing deficiencies internally instead of pushing them onto the GC's list.

03 / The Outcome
- 444 suites finished and turned over without a schedule extension request from our scope.
- Deficiency counts stayed low enough to be closed within the same floor cycle.
- All extras confirmed in writing before execution — no disputed change orders at close-out.
