01 / What usually goes wrong
Turnover slipping one floor at a time
Finishing is the last trade before handover, so every upstream delay lands on us. We size crews to your turnover schedule and publish a weekly look-ahead instead of quietly falling behind.
Deficiency lists that never close
Every unit gets an internal QC walk against a fixed standard before it leaves our scope, so your list is short and closes inside the same floor cycle.
Change orders argued after the fact
Extras are confirmed in writing before execution, with weekly signed timesheets. Nothing shows up on the final invoice you have not already approved.

Labour-only or supply-and-install
Install your supplied door, hardware and trim packages, or let us supply the full package. Both are standard.
Complete finishing scope
Hollow metal doors, pre-hung exteriors, interior doors, FJP and MDF sills, MDF base and casing, locksets, closers, soft closers, washroom accessories, bypass hardware and punch-list trim.
Dedicated site supervision
A named full-time supervisor attends your coordination meetings for the duration of our scope.
Structured unit turnover
Per-unit and per-floor turnover plans built against your construction schedule, documented and signed off.
03 / How it works
Send the ITB
Drawings, finishing schedule and dates. We confirm receipt same business day.
Scoped bid returned
A line-item bid with our WorkSafeBC clearance letter and $5M CGL certificate attached.
Mobilize
Named supervisor, crew sizing, material staging and delivery sequence confirmed before day one.
Turn over and sign off
QC'd units on your schedule, deficiencies closed on an agreed timeline, sign-off in writing.
Risk removed
- $5,000,000 Commercial General Liability — GC added as additional insured on execution
- WorkSafeBC active and in good standing — clearance letter before mobilization
- 1-year labour and workmanship warranty from substantial completion
